  24. Actually a large percentage of the Kiyosaki empire is selling information products, coaching and book royalties. His real estate income is good, but his company income is better.

    Simply He make money buy Re Finance the house.
    Example, He make money buy Renting his house to some else and Robert gets pay Individual Income Every Month. If He Fliipping house(Buy a House Low and Sell High) There’s a Tax code 1031 Exchange which he has no nearly Control of Payment Tax. So more likely, He lose money. Again Rent-It-Out is better for Cashflow. But Fliipping will gets pay 1 time.

  28. He does it thru cash flow and appreciation over time, usually in multi-family properties. For example, you buy a 12-plex that has net positive cash flow, and has slightly below market rents. Fix up the units, increase the rent over time. Divide the net operating income by the capitalization rate, to get your building’s worth. Assuming a 6% cap rate, every $20 per month rent raise is $240 per yr, which increases the bldg’s worth by $240/0.06=$4000 per unit. Sell it or keep the cash flow.

I think that a loser is someone that is doing something that they don´t like for ex staying on a job that they hate and not trying to change job or someone that wants to start their own business in the field that they are interested in and have a plan but don´t take action because they are too scared to take risks.

Like if there were no middle class workers and if everybody would be business owners they wouldn´t have anyone that works for them. People that are rich should be thankful that there are hard working people that makes good food in restaurants and build the houses that they live in.

  36. yeah, i got some old version of that book, the audio book that is. it was like on 1 tape.. its like reading a magazine. what i really like tho is RDTV (rich dad tv). its a monthly membership at richdad(dot)com and you get to watch over 250 video’s with robert’s not so easy going pbs personality somtimes, it’s awesome!

Very interesting stuff here, does anyone know of a book that’ll go a bit farther into real estate investing than what he does in his books? ie. rich dad, quadrant, what the rich invest in that the poor do not and ABC’s of real estate investing. I also have the dolf de roos college on audiobook but, sadly i don’t think it’ll be enough to teach me all i need to know. the information in this video should be expanded into a few hours and sold, or is it already? please help.
